Fascias & Soffits in Northern Ireland
Rotten timber swapped for low maintenance uPVC fascias, soffits and bargeboards.
Fascias and soffits are easy to overlook, but they play an important role in protecting your roof and home. RoofersNI connects homeowners across Northern Ireland with fully insured local roofers who repair and replace fascias, soffits and bargeboards.
What they do
The fascia is the board running along the edge of the roof, where your gutters are fixed. It supports the bottom row of tiles and seals the roof edge. The soffit sits underneath, closing off the gap between the wall and the roof overhang. Together they keep rain, birds and pests out of the roof space while allowing ventilation.
Signs they need replacing
Flaking paint, soft or rotten timber, gaps where birds or wasps get in, sagging gutters, damp patches near the top of walls and discoloured or cracked plastic boards are all signs your fascias and soffits need attention.
uPVC or wood?
Timber looks traditional but needs regular painting and will rot in Northern Ireland's damp climate. uPVC is now the most popular choice because it is low maintenance, does not rot and can last 25 years or more. It comes in white, black, grey and woodgrain finishes.
As a rough guide, replacing fascias, soffits and guttering on a typical semi-detached house in NI often costs from around £1,500 to £3,500, depending on the size of the home, access and materials. A local roofer will give you an exact quote.
In Belfast, many 1970s homes still have their original timber boards. In Lisburn, early uPVC on 1990s homes is often discoloured and brittle. Message us on WhatsApp with your area and a photo.
